Cribio is a real estate search product run by Broker Public Portal, LLC ("BPP") — a Delaware LLC formed as a collaborative venture between real estate brokerages and MLSs. We exist to give the industry a serious answer to consumer-facing search — without selling out the people doing the searching.

A few things follow from that, and they shape this whole policy:

  • We don't sell your personal information. Not to advertisers, not to data brokers, not to anyone. Our business model doesn't require it, and our governance structure doesn't allow it.
  • We don't share your personal information just because you give it to us. We only share it when you explicitly tell us to, such as when you choose to contact a real estate professional, request information about a listing, or ask us to connect you.
  • We don't track you across the internet to retarget you. No advertising pixels following you around the web.
  • The listing data on Cribio comes directly from MLSs, not aggregators — which keeps the data accurate and your relationship with the listing professionals intact.

1. Who we are

Cribio (cribio.com) is operated by Broker Public Portal, LLC ("BPP," "we," "our," "us"), a Delaware limited liability company governed by its industry shareholders — brokerages and MLSs — through a Board of Managers. When this policy says "Cribio," it means the website, mobile experiences, and related services we operate under that name.

2. What we collect

Information you give us

  • Account information — if you create a Cribio account: name, email address, password (stored hashed), and any optional details you add (phone number, search preferences, and similar).
  • Saved activity — favorited listings, saved searches, notes, and other items you choose to save to your account.
  • Search queries — text or voice input you provide to Cribio's search experience, including natural language queries handled by our Natural Language Search ("NLS") feature.
  • Communications you initiate — messages you send to listing agents or brokerages through Cribio, support requests, and any other content you submit.

Information we collect automatically

  • Device and connection data — browser type, operating system, device identifiers, IP address, referring URL, and similar technical details.
  • Usage data — pages viewed, listings clicked, search activity, and how you move through the product.
  • Approximate location — derived from your IP address, or precise location if you explicitly grant permission for features like "near me" search.
  • Cookies and similar technologies — see Section 7.

Information from third parties

We don't buy personal data about you. The listing data displayed on Cribio comes from MLSs under IDX-style data agreements; that data is governed by MLS-specific rules, not by this policy.

3. How we use your information

We use the information above to:

  • Run the search product — return listings, power saved searches, deliver alerts you've opted into, and personalize your experience inside Cribio.
  • Operate Natural Language Search. NLS interprets your query (e.g., "3-bed under $500k near good schools") and translates it into structured search parameters using the RESO standard. To do this, we send query text to AI service providers under contract — see Section 4.
  • Connect you with the right professional. When you reach out to a listing agent or brokerage, we share the information needed to make that introduction.
  • Communicate with you — confirmations, account notices, listing alerts you've subscribed to, and, only with your consent, occasional product updates.
  • Improve the product. We analyze aggregated usage to understand what's working.
  • Keep things working and safe — fraud prevention, abuse detection, debugging, and security.
  • Meet legal obligations.

4. AI and Natural Language Search

Cribio's NLS feature uses third-party AI models to interpret your search queries. In practice:

  • Your typed or spoken query is sent to an AI provider operating under a data processing agreement with us.
  • The provider returns a structured interpretation of the query (matching listing criteria), which we use to perform a search.
  • Our providers are contractually prohibited from using your queries to train their public models or for any purpose other than serving our request.

We don't retain raw queries longer than necessary to operate and improve the feature, and we don't tie your queries to an advertising profile — Cribio doesn't have advertising profiles.

5. How we share information

We share information only in the situations below.

  • With MLSs, brokerages, and agents. When you contact a listing agent, request a showing, or otherwise interact with a property's source professionals, we share the contact and inquiry information necessary to complete the request. Their handling of that information is governed by their own policies.
  • With service providers under contract. This includes our cloud hosting, product analytics (PostHog), error monitoring, AI providers (for NLS), email delivery, and similar operational vendors. They're contractually limited to acting on our behalf and on our instructions.
  • For legal reasons. When required by law, valid legal process, or to protect the safety, rights, or property of Cribio, our users, or the public.
  • In a corporate change. BPP is structured as an industry-owned LLC, and outside acquisition isn't part of the structure. In the unlikely event of a structural change, your information would transfer with appropriate notice.

We do not sell your personal information. We do not share it with advertisers, data brokers, or "people search" sites. We don't run targeted advertising on Cribio.

6. Your choices and rights

You can:

  • Access, correct, or delete your account information from your account settings, or by contacting us.
  • Opt out of marketing emails using the unsubscribe link in any marketing message. Transactional messages — alerts you've subscribed to, account notices — are part of the service.
  • Disable cookies in your browser, though some features may not work correctly without them.
  • Adjust location permissions in your browser or device settings.

California residents

The California Consumer Privacy Act (CCPA) gives California residents specific rights, including the right to know what personal information we hold, the right to delete it, the right to correct it, and the right not to be discriminated against for exercising these rights.

We do not sell personal information, and we do not share it for cross-context behavioral advertising — so the "Do Not Sell or Share My Personal Information" right is, in our case, the default state of the product.

Other states

Residents of Virginia, Colorado, Connecticut, Utah, Texas, and other states with comprehensive privacy laws have similar rights, and we honor these requests on the same basis as CCPA requests.

Outside the United States

Cribio is operated from the United States, and your information will be processed here. We are not currently a GDPR-targeted service.

7. Cookies and similar technologies

We use cookies and similar technologies to:

  • Keep you signed in
  • Remember your preferences
  • Measure product usage (via PostHog)
  • Detect abuse and keep things running smoothly

You can control cookies through your browser settings. We honor Global Privacy Control (GPC) signals where applicable.

We don't use third-party advertising cookies or cross-site tracking pixels.

8. Data security

We use administrative, technical, and physical safeguards to protect your information — including encryption in transit, encryption at rest for sensitive data, access controls, and routine security review. No system is perfectly secure, and we won't pretend otherwise. If we ever experience a breach affecting your information, we'll notify you as required by applicable law.

9. Children's privacy

Cribio is intended only for individuals who are 18 years of age or older. Cribio is not directed to children or minors, and we do not knowingly collect personal information from anyone under the age of 18.

If you believe that a person under 18 has provided us with personal information, please contact us. If we learn that we have collected personal information from a person under 18, we will take reasonable steps to delete that information.

10. Changes to this policy

We may update this policy from time to time. Material changes will be posted here with a new "Last updated" date, and for substantial changes affecting account holders we'll notify you directly. Continued use of Cribio after an update means you accept the revised policy.
